Trilogy at Verde River

Tegava 1Trilogy at Verde River, originaly the Vista Verde development was to be the third of the “Verdes”. It was sold in 2014, in its’ infant stage, as growth had stalled during the real estate downturn. The golf course was renamed The Tegavah Course, inspired by the Yavapai word for “Gathering Place”.   Shea builders are the buyers and Trilogy is their main Active Adult Community product. Trilogy at Verde River started selling in late 2015, the main clubhouse will break ground in 2016.  The facilities and homes, according to real estate rumors, are going to exceed anything Shea has previously built. The setting alone will contribute to deserving that accolade.  As the newest active adult community in the north-east valley in decades, it will be highly publicized.  On a recent drive-by we saw lots of activity.   If you would like to be kept current on this community, let us know.

McCormick Ranch

In Scottsdale's McCormick Ranch along the Camelback WalkToday McCormick Ranch contains 3,116 total acres.  It was the first and largest master planned community in the city.  1,120 acres were sold off to later become Scottsdale Ranch.

Development began with infrastructure and amenities. The amenities had a dual purpose by providing aesthetics and flood control.  They included two championship 18-hole golf courses, more than 25 miles of bicycle paths, public tennis courts, 130 acres of man-made lakes, two of which can be used for sailing and several that are stocked with fish. “The Camelback Walk”, a continuous open space that runs under major roads and through the parks, alongside lakes and streams, is the major spine of the overall Ranch development. The first phase of its development was of the infrastructure and three first class resorts.   Phase 2 saw the addition of single family homes, condominiums and patio homes.  There are a total of 57 subdivisions on the Ranch. While there is no new construction going on, there is a very noticeable renaissance with the rental apartments undergoing condo conversions, the older homes being replaced and the patio and town homes being remodeled and modernized taking full advantage of their prime location.The Palms Golf Course in Scottsdale's McCormick Ranch

McCormick Ranch Golf Club is home to The Palm and The Pines,  both 18 hole 7000 yard courses, are open 365 days a year. The Palm Course features ten water holes and, as its name suggests, showcases many large palm trees, while The Pine Course has many mature pine trees. The courses are varied and provide a green treed oasis in the desert. . Both courses were designed by renowned golf course architect Desmond Muirhead and opened in 1972. The very popular Palm and Pine have both recently been renovated with outstanding new greens, sand traps and bridges.

Kierland

Grayhawk. This master planned community has a vast selection of home styles and prices attracting residents from all lifestyles and age groups. It is located off the loop 101 just far enough from the bustle of the city not to sacrifice convenience for serenity. It is developed into two main neighborhoods, The Park and The Retreat. McDowell Mountain Ranch

McDowell Mountain Ranch; Nestled in the beautiful McDowell Mountain range is this family oriented master planned community.  Starting with  3,200 acres it has 890 acres of desert hillside preserved. The homes meander up the side of the McDowells many with fabulous views of the city. The gentle slope of homes can be admired in the distance from the 101 freeway. The community has 4,475 residential units including 3,800 single family homes and 30 acres of office/retail space. The last builder sold out in July of 2003. During the process of development, McDowell Mountain Ranch received several awards for Master Planned Community design. The Sanctuary Golf Course construction was under the guidance of the Audubon International Institute in order to create a form of wildlife “sanctuary” and attain the coveted Audubon Signature Status.

It has incorporated within it the City of Scottsdale Arabian Library, a Senior Citizen Service Center, Elementary and Middle schools, a 2.5 acre recreation center and park complete with tennis courts, soccer fields, community pool and spa and children’s play area. There are a total of 3 community centers in the Ranch.

Built in 1964 the homes have a mixture of garages and original carports.  Many have large rear fenced patios.   The location of this community, close to Old Town Scottsdale, validates the remodeling and updating of many of the homes as they change hands.   The large pool and clubhouse adjoin a nicely treed park.

Villa Monterey in Scottsdale’s Old Town. Homes in Villa Monterey are comprised of twin/town home styles with both one and two levels.  This is a bit unusual since the majority of Active Adult Communities have only single level homes.  There are a wide variety of floor plans available, and many homes have been remodeled in recent years further expanding the floor plan possibilities.

The proximity to Old Town has made this community a very desirable one for winter visitors who enjoy walking to dining and shopping in Old Town Scottsdale.   It has 9 HOAs, one for each of the sections built from 1961 thru 1973.  Each of the HOA’s has different regulations regarding rentals and one has lost its’ HUD qualification to restrict residents by age.   Each has a pool and park area.  At one time the 9 hole Villa Monterey Golf Course was a popular part of the community.  Scottsdale purchased the course and it is in the process of becoming Camelback Park, running parallel to Hayden Road next to the Chaparral Parks.

Villa Monterey has just (6/11) been recognized by the City of Scottsdale as an historic district. The official name is Villa Monterey Units1-7 Historic District.

Interesting to note is that acreage was sold by the developers of adjacent McCormick Ranch to the developers of Scottsdale Ranch.
