CantaMia was designed by Engle Homes, but no construction was started. It was saved from bankruptcy by Joseph Carl Builders, who then joined with Avatar homes (AVHI on the NASDAQ) under the name of Vitalia by AV Homes.   The total number of homes when built out will reach 1700, a fairly small community by some standards.   The recreational activities however are equal to those of the much larger communities.  The 29,000 sq ft Village Center has indoor and outdoor pools, a beautifully equipped demonstration kitchen, an excellent variety of exercise and activity centers as well as a mini café and wine bar.  The workout room boasts a cushy bamboo floor and the computer room and fitness center have instructors from Estrella Community College.  The common areas use reclaimed water for irrigation in keeping with their entire energy saving theme.  There are 14 model homes to guide your home choice, with emphasis being on their Green building techniques.  Check the current prices on our website.  The builder is a member of the Environments For Living, and is a Green Certified Builder.  The homes have been tested for efficient use of utilities and are awarded very high scores. Estrella Mountain Ranch

Senior couple in sports carEstrella Mountain Ranch is snugged into the foothills of the Sierra Estrella Mountains adjoining the Estrella Mountain Regional Park. It has 72 acres of lakes for sailing and fishing complete with a lakeside pavilion. It is about 20,000 acres and is zoned for 42,000 residential units in addition to its’ commercial services in support of the community. It is located in the city of Goodyear. It has 40 acres of parks, playgrounds, lighted tennis courts & basketball courts, swimming pools, an 18 hole golf course and 30 miles of walking paths plus an award winning elementary school. The building process began in 1990 and is expected to continue for several years. It is all single family homes with luxurious estate homes rimming the tops of the ridges.  Canta Mia, an Active Adult Community which began construction in 2010 is at the southern edge of the Estrella community.

PebbleCreek  is one of Robson’s Resort Communities.  Robson is listed in the top 100 builders and this community is on the list of the top 100 best master planned communities in the country.  The amenities fulfill all of your resort requirements.  Much of the resort lifestyle centers around the two 18 hole golf clubs, the Eagle’s Nest and Tuscany Falls. The clubhouses and recreation centers are beautifully equipped and offer a tremendous variety of activities, with more than 70 clubs directed at specific interests! Sun Lakes

Sun Lakes is a large Active Adult Community in the south-east valley built by Robson.  The total community is close to 6 square miles, divided north and south by Riggs Road and east and west by Dobson and Alma School Roads.  It has three 18 hole private golf courses, one 18 hole and three 9 hole public courses. It is a golf cart friendly community with reserved golf cart parking at all of the recreation centers. There are five clubhouses, one for each section.  There are several restaurants and cafes within the recreation facilities.   

It separates itself into three neighborhoods with 3 separate HOAs.

The first neighborhood, Sun Lakes #1 was started in the mid 70’s, and consists of manufactured homes and small casitas.  

The next neighborhoods built include Cottonwood and  the gated Palo Verde,  followed by Oakwood and Ironwood completed in 2004.  Both Oakwood and Ironwood are gated.    

The most recently completed neighborhood is Oakwood which combined with Ironwood is called IronOaks.  There are some unusually large homes there, as compared to most Active Adult Communities, even having some two story homes. All five sections have homes backing up to lakes and golf courses. Oakwood and Ironwood share large recreation complexes which include the fitness center, tennis club, golf club, pools, craft and games, libraries and restaurants.

Each of the three main neighborhoods have club houses, activities centers, exercise rooms, tennis courts and swimming pools.  The size and number of each amenity varies.  For example each of the neighborhoods has tennis courts, but the IronOaks clubhouse has a dozen courts with a membership tennis club and a membership fitness center.   The HOA fees in each section cover use of that section’s basic facilities. Use of the more enhanced facilities, such as the IronOaks Tennis club, is available by separate membership fees.

Heritage Village IV

Although the homes share single walls, the large patios, generous sq. ft.  and high vaulted ceilings create the effect of single family homes. Built in 1984-1990 by Golden Heritage builders, the floor plans are still contemporary. The mature trees and landscaping frame the homes in a manner that new builds cannot equal.   

The subdivision has heated pools, tennis courts and a clubhouse. It has access to the multitude of amenities available within the 1,000 acres of Scottsdale Ranch, including the Scottsdale Senior Recreation Center and all of the sports fields and courts of the Scottsdale Park.  Shopping is walking distance at the Ranch’s own Mercado center.  Boating and fishing on the 42 acre Lake Serena offer a delightful change from the usual desert environment.  It is a short drive to the Mayo Clinic and the Scottsdale Health Center as well as the 90th Street shopping center.  The 101 freeway is a few short blocks from the Ranch and provides quick access to the airport, Old Town Scottsdale and all of the Phoenix valley events.

The Verdes: Tonto Verde, Rio Verde and Vista Verde

Tonto Verde and Rio Verde are exceptionally beautiful communities to the north of Scottsdale and Fountain Hills, accessible by either route. Known as “The Verdes” they are nestled northeast of the McDowell Mountains.  The McDowell Regional Park forms the west boundary, to the south is the McDowell Indian Community and the east and north adjoin the 2.9 million acre Tonto National Forest. These master planned adult communities offer a wide range of custom designed homes and lot sizes in a magnificent setting, with a lifestyle as unique as their setting.  Tonto Verde’s 18 hole putting course and the course itself are extraordinary.  The Verde’s beautiful clubhouses are designed for both indoor and outdoor enjoyment, maximizing views and sunsets from outdoor terraces. Rio Verde’s 17,000 sq ft clubhouse features a pub area, an enlarged grill and terrace area in a casual atmosphere.  A separate dining area offers cuisine in a more formal setting. The Tennis Club has six courts, two are lighted, a year round pro and a pro shop. Each Verde has a large pool with lap lanes, fitness center, and assorted multipurpose rooms.

The third community of “The Verdes” was to be Vista Verde.  In its’ early development during the real estate turn-down, it was sold.  The golf course was renamed Tegavah which is the Yavapai word for “Gathering Place” and was then sold a second time to Shea Builders.  The Shea Active Adult Community trademark is their “Trilogy” communities.  Be on the lookout in 2015 and 2016 for Trilogy at Tegavah !  It will be the first Active Adult Community to be built in the North East Valley in many years and will be well publicized.  Contact us for information as we have it.

Scottsdale

Scottsdales McCormick Ranch Country ClubScottsdale was named by the New York Times as “The Beverly Hills of the Desert” and is considered to be one of the most luxurious resort destinations in the nation. Scottsdale has become internationally recognized and is regarded as one of the most expensive and posh areas in the United States and a premiere tourist destination.

It is home to the former Phoenix Open, hosted at the Tournament Players Club course (with a new name almost annually). It has the distinction of the best-attended event on the PGA Tour.   It is also famous for hosting the world-renowned Barrett-Jackson Auto Show.  The PF Chang’s Rock and Roll Marathon is drawing world renowned runners.

Once filled with Arabian horse farms, Scottsdale today is home to the largest Arabian horse show in the world. The Thursday evening art walks feature the finest artists while the five star restaurants are destinations in themselves.

Scottsdale is divided into three distinct areas.

Central Scottsdale McCormick RanchCentral Scottsdale is generally considered to be between McDonald and Frank Lloyd Wright. This is a frequently discussed boundary and is not official. The area has several large shopping centers. The gently sloping Shea corridor leading out past the Mayo Clinic to Fountain Hills has several smaller planned communities with and without golf courses. The views up to the hills and down to the city are enviable. The Indian Gaming Casino Arizona at Talking Stick is adjacent to the 101. The first Master planned community, McCormick Ranch, was built in the 1970s and was soon followed by others. The best known are Scottsdale Ranch and Gainey Ranch. Many of the homes today are still horse properties where magnificent Arabians can be seen. The area was once a premier Arabian horse breeding center and each winter it hosts the largest Arabian show in the country. Today many of the older homes in Central Scottsdale (built in the 70’s and 80’s on acre lots) are being demolished and replaced by larger modern homes. Homes in the Scottsdale and neighboring Paradise Valley school districts are very much desired for their excellent school ratings.

Old town scottsdale fountainSouth Scottsdale and Old Town Scottsdale, This area includes the Civic Center and the Scottsdale Fashion Square which is one of the ten largest malls in the nation. Because of the large cluster of fabulous restaurants, shops and popular nightclubs, the streets are filled with people at all hours. The Indian Gaming Casino Arizona at Salt River is just off the 101. The homes however, are the oldest and smallest in Scottsdale. It has seen a renaissance as city living is sweeping many areas in the nation. The Scottsdale Waterfront Complex will soon anchor the once desolate Arizona Canal banks, and no less than five new ultra-luxury condo towers have been approved. Tourism has shot up, with new trendy hotels coming to the area such as The James Hotel, and the revived Valley Ho. Recently announced was the new W Scottsdale Hotel & Residences, taking a spot in Scottsdale’s prime nightclub district. The entire image of South Scottsdale is expected to continue to zoom upwards within the next few years.
