Sun Lakes is a large Active Adult Community in the south-east valley built by Robson. The total community is close to 6 square miles, divided north and south by Riggs Road and east and west by Dobson and Alma School Roads. It has three 18 hole private golf courses, one 18 hole and three 9 hole public courses. It is a golf cart friendly community with reserved golf cart parking at all of the recreation centers. There are five clubhouses, one for each section. There are several restaurants and cafes within the recreation facilities.
It separates itself into three neighborhoods with 3 separate HOAs.
The first neighborhood, Sun Lakes #1 was started in the mid 70’s, and consists of manufactured homes and small casitas.
The next neighborhoods built include Cottonwood and the gated Palo Verde, followed by Oakwood and Ironwood completed in 2004. Both Oakwood and Ironwood are gated.
The most recently completed neighborhood is Oakwood which combined with Ironwood is called IronOaks. There are some unusually large homes there, as compared to most Active Adult Communities, even having some two story homes. All five sections have homes backing up to lakes and golf courses. Oakwood and Ironwood share large recreation complexes which include the fitness center, tennis club, golf club, pools, craft and games, libraries and restaurants.
Each of the three main neighborhoods have club houses, activities centers, exercise rooms, tennis courts and swimming pools. The size and number of each amenity varies. For example each of the neighborhoods has tennis courts, but the IronOaks clubhouse has a dozen courts with a membership tennis club and a membership fitness center. The HOA fees in each section cover use of that section’s basic facilities. Use of the more enhanced facilities, such as the IronOaks Tennis club, is available by separate membership fees.
